Dixon Gateway:

Located at the Interstate 88 ramp, Dixon Gateway is a prime development opportunity that is supported by a strong partnership of LCIDA, the City of Dixon, Xsite Real Estate, and Walsh Partners. The site is within the Lee-Ogle Enterprise Zone, the Fargo Creek TIF District, and a designated Opportunity Zone.

The first tenant to open was Chipotle, and will be followed by a multi-tenant building with Jersey Mike’s, T-Mobile, LA Nails, and a cannabis dispensary.

Following soon after will be a new 16,000 square foot child care center operated by the Dixon Family YMCA, a Casey’s gas station, a Fairfield Inn by Marriott, and a car wash. Four approximately 1-acre sites remain open for new development.

ITEP Pathway Expansion at Viaduct Point:

The City of Dixon broke ground on Phase III of the Riverfront Development Master Plan in April 2023. It was the culmination of years of planning, years of clean-up along the riverfront, and 3 ITEP grant awards totaling $5.65M.

The City spent 6 years preparing the Viaduct Point site for that moment.

Fehr Graham and Associates completed the engineering for Phase III of the Riverfront Development Master Plan, which will add approximately 2 miles of in new multi-use pathways. Martin and Company are the contractors completing the work.
