Dixon Gateway:

Located at the Interstate 88 ramp, Dixon Gateway is a prime development opportunity that is supported by a strong partnership of LCIDA, the City of Dixon, Xsite Real Estate, and Walsh Partners. The site is within the Lee-Ogle Enterprise Zone, the Fargo Creek TIF District, and a designated Opportunity Zone.

The first tenant to open was Chipotle, and will be followed by a multi-tenant building with Jersey Mike’s, T-Mobile, LA Nails, and a cannabis dispensary. Following soon after will be a new 16,000 square foot child care center operated by the Dixon Family YMCA, a Casey’s gas station, a Fairfield Inn by Marriott, and a car wash. Four approximately 1-acre sites remain open for new development.

Fargo Creek TIF:

The Fargo Creek TIF district contains 619 acres.

Properties included in the district include:

  • Dutch Road Corner: A 200+ Acre Site Along I-88 at Dixon Exit #54.

This large, contiguous site is ideally located along I-88, just 1,000 feet off IL-26 and a bustling commercial corridor where the Dixon Gateway development is underway.

The site has access to city water and sewer services, with a 12″ water main and a 12″ sanitary sewer already run through the property. A ComEd 12kV substation is located less than 1.5 miles from the site. Comcast Fiber is available at the property edge.

  • Tollway Drive: 90+ acres Adjacent to Established Commercial & Retail Corridor

This large, contiguous site is ideally located with high visibility along I-88, less than 1,000 feet off IL-26 and a bustling commercial corridor where the Dixon Gateway development is underway. The site can be accessed from Tollway Drive, Walton Drive, Plaza Drive, and Bloody Gulch Road.

The site has access to city water and sewer services, with a 12″ water main and a 15″ sanitary sewer already run along the property borders. Comcast Fiber is available near the property edge.

Industrial Park:

Located at the intersection of I-88 and Illinois Route 26, the Lee County Industrial Park is a prime location for development. The 236-acre park features shovel-ready sites with existing access to roads, sewer, water, electricity, and fiber.

Current tenants include UPM Raflatac, Raynor Garage Doors, Do It Best Corp., Donaldson, Rock River Ready Mix, AZZ Galvanizing, and others. Bonnell Industries announced in June 2023 plans to build a 100,000 sq ft facility, and will be the first new construction within the Industrial Park TIF District.

The Industrial Park is also home to the Lee-Ogle Transportation System (LOTS) service, with curb-to-curb public transit and Greyhound bus service with a stop on the I-88 Route from Chicago to Davenport, Iowa.

Enterprise Zone:

The Lee County-Ogle County Enterprise Zone Program, which is a creation of the Illinois Enterprise Zone Program (administered under the Illinois Department of Commerce and Economic Opportunity), is designed to stimulate economic growth and neighborhood revitalization in economically depressed areas. Businesses located or expanding in the zone may be eligible for certain state and local tax incentives, such as sales tax exemptions and property tax abatements.
